
The Project Manager is responsible for the overall direction, execution, completion, and financial performance of assigned commercial construction projects. This position directs and supervises project administration, Superintendents, Foremen, engineers, and other project personnel to establish operational priorities and maintain productive relationships with clients, subcontractors, vendors, and other stakeholders.
The Project Manager typically manages medium-scale projects valued between $5 million and $10 million. This position generally requires 5+ years of relevant construction experience. Typical position titles may include Project Manager and Project Manager II.
Essential Duties and Responsibilities
Serve as the initial client contact to assess the scope of work, schedule, budget, and resources required to complete the project successfully.
Prepare complete project estimates through a detailed review of plans, specifications, bid documents, and other project requirements.
Plan, organize, and manage assigned projects under the direction of a Senior Project Manager or Division Manager.
Establish project objectives, policies, procedures, schedules, and performance standards consistent with company policies.
Develop and maintain project schedules, budgets, forecasts, and completion timelines.
Coordinate project activities with Superintendents, Foremen, engineers, subcontractors, vendors, and other project personnel.
Monitor construction activities in partnership with the onsite Foreman and Area Superintendent to ensure the project remains on schedule and within budget.
Identify potentially serious project issues and implement corrective actions within company guidelines and under appropriate supervision.
Manage the preparation, review, submission, and negotiation of project change orders and change quotations.
Prepare monthly project costing reports under the supervision of a Senior Project Manager or Division Manager.
Manage the financial aspects of assigned contracts, including progress billings, equipment rentals, project income, expenses, and cost projections.
Protect the company’s financial interests while maintaining positive client relationships.
Review project documentation prepared by the Assistant Project Manager before submission.
Represent the company during client meetings, project meetings, and other project-related discussions.
Maintain accurate project records, cost reports, schedules, meeting notes, contracts, and supporting documentation.
Monitor the performance, productivity, quality, and timeliness of subcontractors and vendors.
Ensure project activities comply with approved plans, specifications, contractual requirements, safety policies, and quality standards.
Communicate project status, risks, costs, and scheduling updates to company leadership and other stakeholders.
Perform other duties as assigned based on the position’s role within the business unit.

Work Environment
This position operates in office, client, and active construction-site environments. The employee may be exposed to construction personnel, subcontractors, trades, equipment, noise, dust, weather conditions, and other conditions typically associated with an active construction site.
Physical Demands
While performing the duties of this position, the employee is regularly required to communicate verbally and hear. The employee is frequently required to stand, walk, use their hands to handle or operate objects and equipment, and reach with their hands and arms.
Accessing all areas of a construction site in a wide range of climates and environmental conditions
Reading and interpreting blueprints and visualizing two- and three-dimensional objects and spatial relationships
Lifting, carrying, moving, or handling materials and equipment weighing up to 50 pounds
Climbing step stools, ladders ranging from 8 to 10 feet, extension ladders, and three or more flights of stairs
Bending, kneeling, crouching, crawling, and moving on hands and knees between 20 and 50 times per day
Reaching, stretching, grasping, lifting, holding, or operating objects with the hands up to 50 times per day
Using visual abilities that include focus, color perception, and depth perception
Operating or traveling in passenger and commercial vehicles
Education and Experience
High school diploma or equivalent required
Degree in Construction Management, Project Management, or a related field preferred
Equivalent construction project management experience may be considered in place of a degree
Five to ten years of relevant construction experience preferred
