Title:  Appraisal Reviewer, Residential Tract Developments (Independent Contractor)

Location:  Florida residents

Job Overview:  

Builder Finance Inc. (“BFI”) provides business purpose loans on residential real estate including single-family and multifamily structures. Loan programs fit into two basic categories as detailed at BuilderFinance.com: (1) Construction loans that let borrowers build/renovate and sell housing to generate a profit upon sale. (2) Rental loans that let borrowers own housing to generate recurring rental income.  

The Appraisal Reviewer will perform appraisal reviews on multi-unit properties and residential tract developments, and may assist with procuring appraisal reports. Reports will include those used for residential tract development lending: a single development with five or more units that is to be constructed. A report may value a subdivision of single-family houses that is to be constructed. It may value a condominium building with five or more units. It may value raw land, lot development, or lot acquisition as part of a residential tract development.  

 The goal is to ensure credible assessment of value, compliance with FDIC regulatory guidelines, compliance with FIRREA and USPAP guidelines, and business standards.  

The Appraisal Reviewer will utilize a standard appraisal review checklist and, while doing so, exercise his/her own experience and judgement to identify issues. This includes making recommendations for corrections to appraisal reports. It may also include handling requests for reconsideration originating from customers. 

The Appraisal Reviewer will be an independent contractor. This position is 100% remote. The Appraisal Reviewer may reject assignments. Compensation is based on the type of property and number of units being reviewed.    

Essential Functions and Responsibilities:

• •   Review appraisals in an objective manner according to an appraisal review checklist
  •   As warranted, provide more subjective review, commentary, and flagging of issues
  •   Adhere to timetable standards for performing reviews

Qualifications:

Required experience includes reviewing residential tract developments. Preference given to those with bank work experience.
